The Soaring Trend of Online Vacation Rentals in Germany

Increased online bookings for vacation rentals observed. - A rising trend: Increasing numbers of vacation rentals are being reserved digitally

Are you planning to escape your daily grind with a relaxing vacation in Germany? If so, you're not alone! More travelers are flocking to the internet to book their accommodations than ever before. Last year witnessed a staggering 22.6% increase in online vacation rental bookings through big-name platforms like Airbnb, Booking.com, Tripadvisor, and Expedia, according to the Federal Statistical Office. This threw the total overnight stays past the pre-corona level of 2019, with a whopping 60.4 million stays!

The data reveals that 95% of these online-booked stays took place in smaller accommodations, housing fewer than ten beds. These accommodations aren't even accounted for in the official tourism statistics! Conversely, the larger providers reporting at least ten beds claimed a staggering 96.8 million overnight stays for vacation rentals and homes across Germany in 2024.

A third of these online bookings are made by travelers from abroad, with an uptick of 20.3% compared to the previous year. While foreign guests increased at a slightly slower pace (23.6%) than domestic ones, the top foreign guests hailed from the Netherlands (2.6 million), Poland (1.8 million), and the United States (1.4 million).

Bavaria saw the highest number of online contracts, while foreigners accounted for 70.4% of overnight stays in Berlin. Coastal regions like the North and Baltic Seas preferred local guests for their stays, while Mecklenburg-Western Pomerania played host to a staggering 93% of domestic tourists.

In the great digital booking race, Germany is a star performer, with platforms like Airbnb, Booking.com, Tripadvisor, and Expedia leading the way. As digital channels continue to reshape the vacation rental market, online reservations are expected to make up approximately 76.3% of short-term rentals by 2025. That's a seismic shift!
